Jesus, when he was conceived in the womb of Mary, was "begotten" of God's Holy Spirit. (Matthew 1:20) The Greek word often rendered as "conceived" in Matthew 1:20 is the same word that Jesus used in John 3:3-8. Yes, Jesus, when he was begotten in the womb of Mary was indeed "born/begotten of the spirit". His human body was specially prepared by God. -- Hebrews 10:5.
Jesus was not begotten into this world as the offspring of Adam, for if he had been, he would have been under the condemnation of Adam, unable to save either himself or others, since mankind, being under subjection to the present sun of vanity, being unable to justify himself (make himself straight), cannot bring forth any new creation. -- Psalm 49:7; Ecclesiastes 1:2,9,10,13-15; Romans 8:20,22.
All of Adam's offspring were made sinners in the one sin of Adam, so that only one man who is straight, righteous, could pay the price for Adam and all who are dying in Adam. -- Romans 5:12-19; 1 Corinthians 15:21,22; 1 Timothy 2:5,6.
That one man, therefore, had to be not "of this world" (John 8:23) that has been condemned in Adam, although he did come into the condemned world to suffer and die for our sins. -- John 3:17; 6:51; Hebrews 10:10; 1 John 4:9,10.
Thus, based on this atoning sacrifice of Jesus, others could be reckoned, counted, as having been "begotten again" of the Holy Spirit, back to the life Adam had as a son of God before he had sinned, and thus, no longer reckoned of this condemned world, but rather of the world age to come. -- Luke 3:38; John 1:12; 15:19; 17:6,14,16; 2 Corinthians 5:17; Hebrews 6:4,5.
